Overview

In Massachusetts, Assessors are either appointed or elected to three-year terms. The Assessors' primary responsibility is to value all real estate and personal property subject to taxation. Assessed valuations are based on "full and fair cash value" of as of the January 1st preceding each fiscal year. Ex. For Fiscal Year 2021, the assessment date is January 1, 2020, and market sales utilized for valuation purposes are from calendar year 2019. 

In order to maintain assessment at or near market value, the Assessors regularly compare property valuations with the selling prices of properties that have sold. Assessment-to-sale ration statistics are analyzed to determine the median assessment level, as well as, assessment uniformity. No valuation methodology can accurately predict what a property will sell for. 

The Fiscal Year 2026 tax rate is $14.39 per thousand. 

Attention Residents of Lunenburg:

Please be advised:  The Town of Lunenburg has contracted with Vision Appraisal to assist with Cyclical/Data Collection Services. 

This letter is to introduce Joshua Berlo, a representative of Vision Government Solutions, Inc. 

Vision Government Solutions has been retained by the Town to assist with the 2025-2027 data collection/cyclical program.  

Cyclical inspections are mandated by the Massachusetts Department of Revenue and require the re-inspection of all properties every 10 years to ensure accurate property data and fair property assessments. There will be only a total of 1,500 parcels inspected over the 3-year period with 500 properties being inspected in the next couple of months.  

Joshua will request to inspect the interior and measure the exterior of all Residential and Commercial properties including any outbuildings.  The town greatly appreciates your cooperation with this process. 

The Assessor's office has mailed out the blue post cards on   July 9th  as notification to all  property owners affected. Josh has started these inspections starting 7/21/2025.  

With your approval, we will come inside your home to review the interior; and alternatively, we may ask about the interior, such as confirming the number of bathrooms, any recent renovations, etc.

HELP US: We are asking for your help in this process by: 

• Calling us if you DO NOT want us going on to your property.  
PLEASE NOTE: An inspector may take an updated photo of your property from the road if the one we have on file is outdated. 
• Call or Email us with any questions or concerns you may have.  Interior inspections may be scheduled upon your request by calling the office.
